Our accommodations are non-smoking, evidence of smoking in units incurs a $500.00 fee and responsibility for loss of future rentals.

“No refunds for late arrivals or early departures”

There is a onetime $75.00 exit cleaning fee to all 2 bedroom accommodations or a onetime $100.00 exit cleaning fee to all 3 bedroom accommodations.

12% Florida sales tax to the above rates.

Prices subject to change without notice. (Confirmed reservation prices, through website or phone, will not change).

Reservations are made by on line or phone 941-349-1236, a non-refundable fee $200.00 is due at the time reservations are made.

Reservations require a 2 night minimum. Reservations falling on a Friday or Saturday night require a 3 night minimum (except September 15 – December 15 excluding holidays).

High Season may require a 1 Week Minimum.

 

HIGH SEASON DEPOSITS:

A $100.00/per week deposit is required at the time of booking (minimum $200.00).

*25% of the remaining balance will be charged in advance to your stay. Typically the 25% is due in the middle of December for ALL high season guests (between the months of Jan-Apr).

Base rates for 2/Br units are for 4 people and 6 people for a 3/Br unit. There is an additional $10/person nightly charge for additional guests over the age of 3. 

There is maximum policy of 5 guests in 2BR units Stallion, Flying Trapeze, Lion, and Ringmaster.

A maximum policy of 6 guests in Seal, Clown, 527, Tiger, and 529.

A maximum of 8 guests in Elephant.

Unless otherwise arranged directly with office. Balance due may be paid in US cash, money order, cashier or travelers check. If the balance is paid with a major credit card a 3% fee will be added to the remaining balance. Sorry no personal checks.

The deposit of $200.00 is non-refundable if you need to cancel you reservation. The balance of your stay will be charged in full if you do not cancel within 2 weeks of your arrival date. There are NO refunds for early check outs. 

****Please note our office is generally open from 10 – 5 Monday through Sunday. Check in time is at 4:00pm.  However, if you arrive after normal business hours please email or call the office and let us know. We will arrange for afterhours check in.
